Plain answers to what owners ask first.

Where are you open?
Short-term rentals in Florida and cars on Turo now. Tennessee short term once Kin’s license is in place. Mid term and long term as licensing allows.
How much does it cost?
It depends on the kind of rental and what it earns. We go through it on a 15-minute call after we have seen your listing.
Do you take over my Airbnb account?
No. You connect it through Airbnb’s own button to Hospitable, the official partner Kin runs on. The account stays yours.
Will my Airbnb fees change?
Yes, likely: connecting a property-management tool moves you to Airbnb’s host-only fee, about 15.5 percent from you, and guests stop seeing a service fee. That has been Airbnb’s rule since 27 Oct 2025. We go through it before you connect.
Do you ever hold my money?
No. The platform pays you directly. Kin never touches payouts, rent or deposits.
Who answers my guests?
Kin’s agents read every message and draft the reply. It goes out on your standing word for that kind of message, or when you tap send.
Can you change my prices?
Only inside the band you set. Anything outside it comes to you as a card and waits for your yes.
What happens at 2 AM?
The agents see the message when it lands and flag it to the family desk, who calls whoever can fix it.
Who is the family desk?
A small team of people who know the work and pick up the phone when something needs a person.
I already use Guesty, Hostaway, OwnerRez or Lodgify.
Kin can join as your Airbnb co-host for messages and reservations while your software keeps your calendar and pricing.
Do you use bots on Airbnb?
No. Only Hospitable’s official connection and the platforms’ own co-host seats. No shared logins.
