Short term
Airbnb, Vrbo, Booking.com and direct
Open now for Florida owners. Tennessee owners once Kin’s vacation lodging license is in place. Elsewhere, ask: we check the state’s rules first.

What the agents do every day
- Messages. Read every guest message on each channel you use as it lands, and draft the reply. It goes out on your standing word for that kind of message, or on your tap.
- Prices. Watch your calendar and the market every night and bring you price and minimum-stay ideas as a card. Inside the price band you set, small moves run on your standing word; anything outside the band waits for your yes.
- Turnovers. Line up every turnover with your cleaner and tell you when it is done.
- Reviews. Read new reviews and draft the answer for you.
- Three notes a day. At 8 AM, 1 PM and 6 PM: who is arriving, what changed, what needs you.
What the family desk does
Picks up the phone when a person is needed: a guest locked out, a repair visit, a supply run, a call to your cleaner.
Your first 30 days
The plan Kin runs. The first outside owners are the first to go through it.
Day 1
The invite email; you click Connect and sign in to Airbnb. Listings Kin will not manage are muted, and we tell you about Airbnb’s host-only fee before you connect.
Week 1
The agents read your calendar, past messages and reviews. You choose your standing words (which messages may go out on their own) and your price band. Until you do, every reply waits for your tap.
Weeks 2 to 4
The agents run the day; you get the three notes and the price cards; the family desk handles your first turnover with your cleaner.
Day 30
Your first owner statement.
What you keep doing
- Owning your listing and your account
- Getting paid by the platform
- Setting your house rules and your price band
- Booking your own stays
- Saying yes or no to any repair that costs money
What Kin does not do
- Hold or move your money
- Change a price or minimum stay outside your band without your yes
- Send a guest a line you have not allowed
- Use bots, scrapers or shared logins on Airbnb, Vrbo or Booking.com; only Hospitable’s official connection and the platform’s own co-host seat
- Take on rentals in a state where the law needs a license Kin does not hold yet
